Affordable Homeownership Opportunities

We’re excited to share the Home Investment Partnership Program, a joint effort from the City of Columbia Community Development Department and TN Development Corporation, led by Mr. Harrison Joseph. This program aims to make homeownership more accessible by providing quality, affordable homes for eligible buyers.

Loan Structure:

Funding & Buyer Assistance

  • Available to households at 80% or below Area Median Income (AMI)

  • Up to $18,500 in purchase assistance as a forgivable 2nd mortgage which can be used for closing costs or mortgage principal reduction (subject to need and funding availability)

  • $500 required down payment

  • Estimated 3% interest rate

  • NO Private Mortgage Insurance (PMI)

  • City of Columbia: 1st Mortgage (100%)

Who is eligible?

  • Income-qualified buyers (per HUD guidelines)

  • Credit-worthy applicants

  • Must complete HUD-approved Homebuyer Education (certificate valid for 12 months)

  • Cannot own another improved property within 3 years prior to purchase

  • Home must be owner-occupied while City mortgage is in place
